Property Accountant – HUD
Contract-to-hire
Requirements:
- Bachelor’s degree in Accounting, Finance, or related field.
- 3–5 years of experience in property accounting, including at least 2 years focused on HUD-regulated properties.
- Strong knowledge of HUD accounting principles and regulations.
Preferred:
- Experience with FASSUB, REAC, and other HUD reporting platforms.
- Familiarity with Low-Income Housing Tax Credit (LIHTC) and other funding streams.
- CPA or CPA candidate a plus.
HUD and Property Accounting
- Maintain accurate general ledger accounts for a portfolio of HUD-regulated properties.
- Prepare monthly, quarterly, and annual financial statements in accordance with HUD guidelines and GAAP.
- Monitor and reconcile HUD reserves, subsidy payments, HAP (Housing Assistance Payment) contracts, and restricted cash accounts.
- Assist with HUD audit preparations and respond to auditor inquiries.
- Ensure compliance with HUD regulations including but not limited to:
- Uniform Guidance (2 CFR Part 200)
- HUD Handbook 4350.1
- OMB Circulars
- Track and report on tenant security deposits, reserve for replacements, and residual receipts accounts.
- Collaborate with property managers to ensure property-level compliance and financial integrity. Budgeting & Forecasting
- Assist with the development and monitoring of property budgets and forecasts.
- Provide financial support and training to property staff regarding HUD compliance and accounting standards.
- Participate in annual audits and coordinate with external auditors.
- Recommend and implement internal controls for improved efficiency and compliance.
- Support the finance team in process improvement initiatives and software implementations.
